Warsaw (April 24, 2015). 80 percent of the speakers and talk round participants have already confirmed two months before the event. This is a good sign for the second edition of the small, refined "Spotlight Hotel Investment Poland" Conference on June 16, 2015 at the Westin Hotel Warsaw. Registrations are still possible, the regular price of 160 Euro remains affordable. Up to the end of April, the early bookers were even paying only 140 Euro. It is about the hotel market in Poland, its development, its financing, the potential for investments and about the role of the chains.

The Polish hotel market is offering sufficient material for discussions. The economy of the country is flourishing; the interest by foreign investors and operators is as great as those from within the country. If the mood from last year's conference can be believed, many of the market participants are also trying hard not to repeat the mistakes of other hotel markets and countries.

In this respect alone, the opening discussion regarding the Polish hotel market will be exciting. Which guest groups generally come, what is the status of the MICE market? The latter was already a subject in 2014. In the meantime, however, Krakow and Katowice have opened new convention centres and have also mobilised Warsaw in the process. A convention centre there has been under discussion for quite some time, namely beside the new stadium.

Of course, the developers would like to be able to evaluate the risks, compare the costs of the hotel projects against those of flats and offices and consider the mixed-use areas that can be implemented more frequently in an ambitious country such as Poland.

Many market segments and two currencies

Although the 5 Star hotels in Poland do not achieve 5 Star prices, the question remains as to whether the market is ripe for brands such as Kempinski, Raffles or Four Seasons. Across all categories, however, the Poles are also discussing the questions regarding the differences between consortia and franchise.

The experts at the investment talk round will discuss the business in terms of the two currencies (Sloty/Euro). How can one limit the currency risks here? Just as important is the question regarding the ROI – how can an operator or a franchisor maximise the profit? And finally, value increases, margins, equity and portfolios will be pursued in the last financial round.
The questions sound very similar to those that are posed in other hotel markets, but there will nevertheless be other answers to them in Poland.
